Our mission? It's simple - our family-run business is focused on giving back to Edinburgh's community by providing temporary accommodation to 100 homeless families to help them on their journey to a safe and stable home.

Family is at the heart of everything we do, which is why we consecutively work to build a lasting legacy for our own family and generations to come by investing with our SSAS pension.
This way, we ensure future generations of our family are protected from homelessness, whilst also providing housing for those suffering from homelessness - in order to eradicate homelessness in Edinburgh once and for all.

Our managing director, Jay Hogarty, purchased his first investment in 1993, a three bedroom terraced house. This was his first foray into property. He created a four bed HMO, although back then, HMO's were simply called bedsits. Buy to let mortgages weren't actually established until 1996.
Our family business now has a 20+ property portfolio across Edinburgh and surrounding areas and has recently branched out into commercial investments.
We are keen to offer safe, secure and warm homes to assist families in crisis, and have been working with C~urb PSL in partnership with Edinburgh City Council to do so since 2012. We complete full refurbishments throughout all of our properties, to ensure there is minimum, if any, maintenance required during the tenants stay, avoiding any disruption.

We typically purchase tired properties and create additional space for families, often by adding extra bedrooms, to utilise all space to its full potential. There were over 60,000 council homes in Edinburgh in 1980, there are now under 20,000. It's recently been confirmed that only 500 social homes can be built per year in Edinburgh. We therefore always invest in properties with the potential to create further space for families in Edinburgh.


Once the refurbishment is complete, and the keys are handed to C~urb PSL, we invest our return in purchasing more homes to house the homeless, so all profits are sustainable, and strong investor returns guaranteed.
We also source properties for other investors and provide excellent returns.
OUR SUCCESS
Annually, we provide over 6205 nights of accomodation to homeless families, and this is continuing to grow.
Over 15 years of experience in sourcing commercial properties, refurbishing, negotiating commercial leases and growing charitable income from £1.2 million to £4.5 million, and shop locations from 19 to 45 shops as a result in the U.K.
We have been growing our portfolio since 1993, resulting in a 20+ property portfolio of flats, houses and commercial buildings.
We successfully set up our family SSAS pension in 2022, helping us to secure our family wealth and support people in need.
We have worked on over 25 residential projects and 40 commercial projects to date.
Greatly maximising our return on investments in the commercial field by successfully engaging
with local planning authorities, surveyors, and architects to obtain permission for title splits.

RESTALRIG AVENUE, EDINBURGH, EH7
2 Bedroom to 4 Bedroom Conversion
We acquired this residential property with the end goal of handing this over to the Local Authority as a four-bed flat rather than a two-bed, so we could meet the need for families across Edinburgh.
The garage has been converted and the kitchen has been relocated to the lounge, allowing room for a further two bedrooms. The keys were handed over to the Local Authority in January 2024, and this property is now a home for a family that needs it.
